NOTICE OF PUBLIC HEARING AMENDMENTS TO ORDINANCES AND LAND DEVELOPMENT REGULATIONS

The City of Dunnellon proposes to adopt the following ordinances:

ORDINANCE #ORD2018-15

AN ORDINANCE OF THE CITY OF DUNNELLON, FLORIDA, AMENDING CHAPTER 70, “UTILITIES” OF THE CODE OF ORDINANCES; AMENDING REGULATIONS REGARDING GENERAL PROVISIONS AND CONNECTIONS; PROVIDING FOR SEVERABILITY, CODIFICATION,CONFLICTS, AND AN EFFECTIVE DATE.

ORDINANCE #ORD2018-16

AN ORDINANCE OF THE CITY OF DUNNELLON, FLORIDA, AMENDING CHAPTER 74, “VEGETATION” OF THE CODE OF ORDINANCES; VACATING AND DELETING REGULATIONS REGARDING WATER EFFICIENT LANDSCAPING; AMENDING REGULATIONS REGARDING FLORIDA FRIENDLY FERTILIZER USE ON URBAN LANDSCAPES; PROVIDING FOR SEVERABILITY, CODIFICATION, CONFLICTS, AND AN EFFECTIVE DATE.

AN ORDINANCE OF THE CITY OF DUNNELLON, FLORIDA, AMENDING CHAPTER 78, “WATERWAYS” OF THE CODE OF ORDINANCES; AMENDING REGULATIONS REGARDING DESIGNATED RIVER CORRIDORS; PROVIDING FOR SEVERABILITY, CODIFICATION,CONFLICTS, AND AN EFFECTIVE DATE.

AN ORDINANCE OF THE CITY OF DUNNELLON, FLORIDA, RELATING TO REGULATION OF SUBDIVISIONS; AMENDING THE CODE OF ORDINANCES, SUBPART B – CHAPTER 97, “CONSERVATION” REGARDING GENERAL PROVISIONS, COMPLIANCE WITH CONVENTIONAL SUBDIVISION REQUIREMENTS, AND DESIGN STANDARDS; AMENDING THE CODE OF ORDINANCES, SUBPART B – CHAPTER 98, “SUBDIVISIONS AND LAND DEVELOPMENT CRITERIA” REGARDING GENERAL PROVISIONS, ADMINISTRATION AND ENFORCEMENT, PLATS, DESIGN STANDARDS, AND REQUIRED IMPROVEMENTS; PROVIDING FOR SEVERABILITY, CODIFICATION, CONFLICTS, AND AN EFFECTIVE DATE.

ORDINANCE #ORD2018-19

AN ORDINANCE OF THE CITY OF DUNNELLON, FLORIDA,  AMENDING THE CODE OF ORDINANCES, BY AMENDING APPENDIX “A” – “ZONING” TO INCLUDE AMENDMENTS TO DEFINITIONS, GENERAL PROVISIONS, NONCONFORMING USES AND STRUCTURES, OFF-STREET PARKING AND LOADING, ZONING DISTRICTS, DISTRICT REGULATIONS, BUFFERS, WATER EFFICIENT LANDSCAPING, SIGNS, OPERATIONAL PERFORMANCE STANDARDS, BASE BUILDING LINES, ADMINISTRATION, CONDITIONAL PERMITS AND VARIANCES, CONCURRENCY MANAGEMENT, HISTORIC PRESERVATION, INTERPRETATION, PURPOSE, VALIDITY, AND PENALTIES; PROVIDING FOR SEVERABILITY, CODIFICATION, CONFLICTS, AND AN EFFECTIVE DATE.

A public hearing on the proposed Ordinances will be held on September 11, 2018, beginning at 5:30 p.m., or soon thereafter, before the City Council, as part of its regular meeting, regarding amendments to the City’s Land Development Regulations.  The Public Hearing will be held in the City Council Chambers, Dunnellon City Hall, 20750 River Drive, Dunnellon, FL 34431. If necessary, this public hearing may be continued to a time and date certain by announcement at the scheduled hearing without any further written notice.

Interested parties may submit written comments at or before the Public Hearing, or provide oral comments at the Public Hearing, regarding the amendments to the Land Use and Development Code. 

The public may inspect the Ordinances during normal business hours 8:00 a.m. to 4:00 p.m. at Dunnellon City Hall. 

APPEAL: NECESSITY OF RECORD.  Notice is given that if any person desires to appeal any action taken by the City Council at the above hearing, a verbatim record of the proceedings may be necessary pursuant to Florida Statutes, 286.0105.  The City assumes no responsibility for furnishing said record, however, the hearings will be audio recorded by the City for public use.
